Dear Countryside Villas Homeowner,   


My name is Belinda Taylor and I am pleased to be your new property manager effective 12-1-2022. Starting with your December 2022 payment, dues are no longer to be sent to Mission Mgt; dues are now to be sent directly to Countryside Villas (address below). 


If you’ve already sent your December payment to the previous management don’t worry, we will make sure your payment is forwarded to us and credited appropriately. For the next 90 days we won’t be assessing any late fees to allow everyone time to switch their payment information.
 

How to pay your Dues/Assessments: $56.86

(Dues increased @ $56.86* per month effective 1-1-2023) 

*Cost increase specified by current consumer price index of 8.3%  (per DCCRs VI, Section 6.03-A)

The Annual Walk-Around (Countryside Villas Annual Inspection) was done on Wednesday, March 23, 2022.  The next Annual Walkaround was rescheduled for Tues, April 4, 2023.  Repair notices will be sent in April.


Fines will be assessed for those who have not complied with the notification of specific home repairs needed, or who have not requested either an extension or a hearing to discuss mitigating circumstances for non-repair.

The last Annual Homeowners Meeting was held in-person Friday, April 29, 2022 @9am at the Countryside Community Center.  


The Villas' 30th Annual Garage Sale will be held Sat April 22 & Sun April 23, 2023 from 8am-12pm.  

HOA Rules state that individual garage sales are not permitted, however, garage sales are permitted as long as they are a community sponsored event. Once a year (in Spring) Countryside Villas HOA sponsors a community garage sale. Each homeowner is responsible for their own garage sale. The Board is not responsible for organizing, participating, or setting up the event, although Board members are homeowners and thus are free to help, volunteer and participate. The organizers and participants come from within the homeowners of the association on a volunteer basis.

Once per month the Community Manager does a drive-thru inspection and makes note of any HOA violations like cars parking along apron, trash cans being left outside the day after trash pickup, garage doors being left open unattended, and unsightly articles left on front yard area or that can be seen from the street, that includes hoses, trash cans, carpets, boxes, trash.  The Community Manager will then send out a notice to the homeowner to correct the problem.  For any questions or if you receive a notice please contact the Community Manager.


  • Trash pickup for both garbage and recyclables is done Tuesdays (please put trash cans out after 5pm Monday evening). 
  • After pickup secure your trash cans inside your property (don't leave them on the street overnight after trash has been picked up) 
  • The black trash can is for garbage and the tan & blue trash can is for recyclables

IMPORTANT REMINDER:  Please remember not to schedule home maintenance on our trash day (Tuesdays) if your contractor will be using heavy equipment or blocking any portion of the street the trash truck won’t be able to pick up our trash. 


NOTE: There may be rare times due to holiday schedules and weekends that trash day is moved to the next business day following the day after the holiday.  For example: July 4 landed on a Monday, so pickup came on Wednesday (the next business day following the day after the holiday).  During the Covid outbreak so many drivers were out sick and a few times the recycle cans were not picked up until the following week. However the black trash cans (garbage) were always picked up that week--even if it wasn't on the regularly scheduled date; it's the policy of Republic Services that the garbage cans (black trash cans) must be picked up once per week, even if the regularly scheduled day was moved for that week.  But this scenario is rare and only occurred during the Covid outbreak and when staff was down. 


HOLIDAYS:  NOTE this below is copied from from Republic's website, they say 1 day but in our experience it is the business day FOLLOWING the day after the holiday so sometimes that makes it 2 days not 1 day.  For example: July 4thh 2022  landed on a Monday, so pickup came on Wednesday (the next business day following the day after the holiday).


NEW YEAR'S DAY- Jan 1, 2022 Your pickup will be delayed by 1 day. 

INDEPENDENCE DAY- Jul 4, 2022 Your pickup will be delayed by 1 day 

THANKSGIVING - Nov 24, 2022 pickup will be delayed by 1 day 

MEMORIAL DAY- May 30, 2022 Your pickup will be delayed by 1 day 

LABOR DAY- Sep 5, 2022 Your pickup will be delayed by 1 day 

CHRISTMAS- Dec 25, 2022 Your pickup day will remain the same. The Christmas holiday does not impact your service schedule.

Landscapers come 1x per week every Thursday 7am-11am  (sometimes Wednesday)

  

Landscaping weekly maintenance done in 5 ongoing rotating sections: 

1) Doria East end; 2) Doria West end; 3) Carolanne; 4) Joanna; 5) Matilda;

  • When all 5 sections have been trimmed landscapers will work on clearing vegetation, prickly pear and cholla cactus from common areas along Camino de Oeste & Lessing; and keeping 10 feet of Doria wash cleared and maintained for fire safety code.  
  • When needed BLUE COLORED weed killer is applied throughout the Villas. Please watch that your dogs don’t walk on yards or on the common areas where weeds will be sprayed. Walking on street remains safe. 
  • 3 Irrigation timers: 30 min 1x per day (Summer 2x per day)

Please turn your outside light on at night or use automatic dusk to dawn bulbs for community lighting and safety; your light helps illuminate the street which helps others walk safely at night and also illuminates your house number which is critical for visibility for emergency vehicles and deliveries coming at night.

Please keep garage doors closed “All garage doors of the dwelling units shall remain fully lowered and closed at all times unless the door is being used for purposes of ingress and egress.” An unaccompanied open garage invites theft; and also snakes and other wildlife onto your property.  (DCC&Rs, Article II, Section 2.08)

The Architectural Review Committee must approve any exterior changes done to your home (DCC&R ARTICLE III, Section 3:06): Additions of structures, solar panels, solar meters, new roof, garage doors, walls, fences, driveways, sheds, awnings, porch enclosures, screen shades, roll down screen shades, exterior paint color, and any other addition not listed here.   • TOWING AMENDMENT

A vehicle may be towed without warning at any time that the Board of Directors or the Association manager reasonably believes that the vehicle represents a safety risk.  In addition, B&C TOWING is authorized per contract to conduct periodic random drive-bys and will tow vehicles parked along the apron without warning. If a contractor or workman doesn't have safety cones conspicuously placed around the front, side, and back of their vehicle indicating they're performing work, they are at risk of being towed without warning.


TEMPORARY PARKING PERMITS


CONTACT THE BOARD FOR A TEMPORARY PARKING PERMIT   (or send email to the Board: CountrysideVillasHOA@yahoo.com)


Homeowners are each allowed 2 vehicles to be parked in the subdivision on a permanent basis and those vehicles MUST be parked in their garage.  NOTE: Parking permits are not issued to homeowners or renters wanting to use the visitor parking as a personal parking space for their 3rd vehicle.  If you have a 3rd vehicle or if your vehicle will not fit in your garage, you may not park in the visitor parking lot.


OPTIONS: 


  • Park on Lessing Lane is legal, it's a public street.  The HOA has no jurisdiction over Lessing Lane, PIMA Sheriff will only cite and/or tow unregistered vehicles and vehicles weighing over  20,000 lbs.
  • Long-term parking permit 21 days  (these are not issued for reasons of homeowners or renters needing a personal or permanent parking space for their 3rd vehicle).
  • Visitor permit up to 14 days, can be extended for an additional 7 days.
  • Short-term parking permit (e.g., garage door being repaired, painting or construction work in process, or other reasons you cannot park in your garage temporarily).
  • All permits and extensions must be submitted to the Board for approval.
  • Permit must be displayed on the vehicle’s dashboard. 


There are a total of 34 visitor/guest parking spaces.  They are not available to be used as a permanent private parking space for a homeowner's 3rd vehicle. Keep in mind, the goal is not to fill up the empty visitor parking lots; but to guarantee ample parking is provided for visitors, guests, and short-term parking for homeowners.  Each homeowner signs this agreement upon purchasing their home.  When homeowners honor their agreement there will always be plenty of parking for guests.  


Also please note garage switching, rotating 3 vehicles or visitor parking lot hopping are not allowed.  Those that do this run the risk of having their vehicle towed without warning.

  • Water pipe leaks in homeowner yard: CALL ORO VALLEY WATER (520) 229-5000


How to tell an irrigation leak from a main water pipe leak in your front yard:


  • Irrigation leaks occur only during the hour while irrigation timer is running (this is usually 6am-7am or 4pm-5pm) and the leak will stop when the irrigation timer is done watering. These are leaks in spaghetti hoses or irrigation pvc.  These are NOT plumbing pipes.


  • Main water pipe leaks / these are plumbing pipes located in your front yard:  Water will be leaking non-stop until you turn your water off at the meter.  You can either turn the water off using the shut-off valve located inside of your meter box or you can call Oro Valley Water to come shut it off for you and then you must call a plumber. Homeowners are responsible for repair of water pipes located on their own property. However, Oro Valley Water will come and shut the water off for you as a courtesy until you can get a plumber there.


If you notice a neighbor's water leak and they are not home please contact the manager to ask them to notify the homeowner, and if the leak is severe also call Oro Valley Water to come shut it off.
